With construction crews moving on from ELAD’s Emerald City community in North York, new residents are pouring into this pedestrian and transit-friendly neighbourhood at Sheppard Avenue and Don Mills Road. Occupancy is already well under way for the multi-phased development, and ELAD is now showing a new model suite of a two bedroom, two-bathroom, 901 square foot unit called the 'Opal'. In the second tower of the development, the model suite provides prospective buyers with a ideas of how they could furnish it, and what it offers in terms of finishes.

The Opal model suite is the work of Joan Stirling of Stirling Home Studio, who has outfitted it with emphases on both style and functionality. Priced starting at $401,900, the Opal features open concept main living areas with ample natural light from two full-size window walls, as well as a living/dining room with plenty of space for furniture and a breakfast bar counter in the kitchen. A stylish light grey sofa and white leather dining chairs are found here, providing contrast to the suite’s dark kitchen cabinets and wood flooring.

"We chose furnishings and accessories that complement the functionality of the suites,” said Stirling. “The pale grey and white colour palette accentuates the developer’s light-filled design and helps keep the look airy. Originally, we envisioned a mid-thirties couple buying this space, but in fact, the model suite appeals to the range of purchasers at Emerald City, from single professionals and first-time buyers to couples, families and empty-nesters.”

For enhanced privacy, the master bedroom and ensuite are situated at the opposite end of the suite from the second bedroom.

A limited number of one-bedroom + den and two-bedroom + media suites are available, with sizes ranging from approximately 735 to 1,009 square feet. The largest suite at Emerald City is the Flora, which is available as a furnished model suite for touring. 29-storey tall Tower 2 features a gym, spa, and a landscaped outdoor terrace along with plenty of indoor amenities. Available one-bedroom to two-bedroom + den/media suites range in size from approximately 539 to 907 square feet with prices starting at $255,900.

Hundreds of residents have already moved into Emerald City's first phase, which is located across the street from Fairview Mall. A wide selection of public transportation choices are at their doorstep, including the subway and TTC buses on Sheppard and Don Mills, while residents also have easy access to Highways 404 and 40. Emerald City I offers residents a Kids’ Gymboree play area and roughly 9,000 square feet of retail.

Within the fast-growing Emerald City community, ELAD is also building the Parkway Forest Community Centre, a 50,000 square-foot facility slated to be completed by Spring 2015. The community centre will provide residents of the community with a gymnasium, a YMCA-run daycare, rooftop garden, outdoor pool and pavilion. A major feature of the new community centre is the inclusion of unique public art created by Canadian novelist and visual artist Douglas Coupland, who was named to the Order of Canada in 2013 for his artistic contributions to the country’s cultural landscape. “Four Seasons” is the first phase of the art installation, which consists of four coloured cones that stand from 48 to 60 feet high, and seven smaller cylinders which are scattered throughout the development.
