St. James Town is Canada's densest neighbourhood, but that is not stopping new infill development from revitalizing one of the blocks in the district. At 545-565 Sherbourne street, a new 43-storey and 120-metre high rental tower and townhomes designed by Page + Steele / IBI Group Architects will ultimately be added to the Medallion Corporation complex.
In our previous article, a No Frills grocery store which fronted Sherbourne Street had been started to be demolished to make way for the new tower. Two months later, the former supermarket is almost entirely gone, with only the columns and the back of the structure still standing. While the No Frills will soon be reopening in nearby Greenwin Square on Bloor Street East, a new grocery store will be part of the redevelopment of this site as well.
The concrete podium that was the complex's face to the surrounding streets is gone too. The pedestrian realm here will soon be refaced with new retail spaces along with the new grocery store on Sherbourne, and 2 to 3-storey townhomes along Bleecker Street. As for landscaping, the addition of new trees and the reconfiguration of the section of St James Avenue that was until recently covered by a roof deck will give more character to the area.
545 Sherbourne will add 409 new rental units to the community, located a few blocks south of Sherbourne subway station. While demolition continues, it is expected that excavation for the tower will start in the coming months.
