Now in its 12th year of operation, the TTC's Sheppard subway has spurred much redevelopment along the suburban North York arterial below which it runs. Since the early 2000s, Sheppard Avenue has been substantially built out with both high and mid-rise developments near the line's stations, and new condominium projects promise further renewal and increased vitality. The area within walking distance of Bayview Station is one where several developments have been built recently, with mid-rise Lotus Condos by Chestnut Hill Homes and Fortress Real Developments the latest to be announced.

The 12-storey, Kirkor Architects Planners-designed condominium development will add 245 residential units directly across Sheppard Avenue from Bayview Village Mall on quiet Kenaston Gardens. Though details are still emerging on the final design of the development, a recent aerial view of the neighbourhood shows the context into which Lotus will be built. In the Apple Maps-derived image below, the block of homes that will be replaced by Lotus Condos is marked with a red pin.

Currently occupied by single-family homes, the houses are being made ready for the transformation, and branding for Lotus is now up on site. In the image below, we can see that a three-dimensional fortune cookie has been incorporated into the advertising, an eye-catching touch that underscores the development's eastern-inspired theme.

Suites at Lotus will start from $299,990, and the building will feature amenities such as a rooftop terrace, fitness facility, a spa .
