Our last update on Morguard's The Heathview focused on the exterior work progressing on the twin-towered complex. A major milestone was reached when the south tower's crane was removed in August, with residents already moving into the north tower. As exterior finishes and cladding continues to be installed on the Page + Steele / IBI Group Architects-designed buildings, workers are busy completing the interiors of both 30-storey towers.

The Heathview's 600 units are split unevenly between the two buildings, with 350 units housed inside the north tower and 250 in the south tower. The south tower, though virtually identical to its neighbour on the outside, features larger units, higher quality finishes, a swimming pool, and unobstructed views of the Downtown skyline.

Each tower also has a separate entryway and amenity spaces including a party room, billiards lounge, fitness centre, private dining room and rooftop terrace overlooking St. Michael's College School. The amenity spaces are located between the two towers, providing easy access for residents. An outdoor terrace can be found on both sides of the central amenity area, continuing the symmetrical design of the complex.

One and two bedroom suites range in size from 450 square feet all the way up to 2,400 square feet and feature nine foot ceilings. Though these are rental buildings, the emphasis is on condominium-quality finishes such as plank laminate flooring and quartz kitchen countertops.

Large windows offer great views of the surrounding area and ensure that the space is always well-lit. For those preferring to live more connected to the ground, two-storey townhouses are included along the base of the complex.

"We feel that we're unique in that we're really a condo-quality product," said Brian Athey, Morguard's Vice President of Canadian Operations. "We've elected to go with more of a traditional design in keeping with the homes of the neighbourhood rather than a solid glass and steel tower."

Construction of The Heathview meant that the Peter Dickinson-designed rental buildings that occupied the site had to be demolished. Since city regulations require that rental units be replaced, these units have now been accommodated within the lower third of the north tower. Many residents of the former apartment buildings on the site are now living in some of the 146 units.

The Heathview has a number of environmentally conscious features and is seeking LEED Gold certification. Rainwater is captured and used for landscape irrigation, green roofs reduce energy consumption, and 75% of the demolition waste has been recycled. Its proximity to St. Clair West subway station is also an advantage that adds to the walk score of the development.

As The Heathview closes in on completion, full occupancy of the north tower is expected by the end of the year with the south following soon afterwards.
