University Avenue has seen some major changes in recent years, and Toronto's grand boulevard will soon be the site of another ambitious development with Amexon Development Corporation announcing the launch of The Residences of 488 University Avenue, a 55-storey Core Architects-designed condominium tower at the northwest corner of University Avenue and Dundas Street. The development will add 37 floors of condominiums atop 480 University, an existing 18-storey office building, which will have its interiors renovated while its exteriors are re-clad with modern energy-efficient glazing.

488 University will offer luxuries typical of condominium residences in the downtown core, with a new direct access to St. Patrick subway station (office workers and anyone else who accesses the subway here will benefit from the new indoor access as well) and a location within easy walking distance to shopping, dining, museums, parks, the financial core and Kensington Market. The project’s height and location will provide residents with protected views of both Queen’s Park and the Toronto skyline, unlikely to ever be eclipsed by future development.

The Residences of 488 University is offering suites with features including standard touch pad controls, large ensuites, walk-in closets, hardwood flooring, high quality stone and tile, and European appliances. The development will also feature a doorman and valet parking, as well as over 30,000 square feet of amenities with design by II by IV, including lounges and party rooms, a fitness centre, indoor and outdoor pools with outdoor terrace all as part of the two-storey 'Sky-Club'.
