LeMine and Devron's The Academy Condos is set to launch noon tomorrow at their presentation centre at 4679 Yonge Street near Sheppard. The condos situated at Morningside and Ellesmere aptly allude to the vicinity's academic institutions, UTSC, also know as University of Toronto Scarborough, and Centennial College.

This project is only part of wider growth in development in this area of Scarborough. At the UTSC campus a handful of major new buildings are in development. In anticipation for next year's Pan Am Games the $248 million Toronto PanAm Sport Centre is being built, while also scheduled to open in 2015 is UTSC's new Environmental Science and Chemistry building.

The condos, designed by Kirkor Architects, are being built primarily to solve the housing situation that many of the university's students face. At UTSC there are only 769 student beds, only offered to freshmen, for a student population of over 12,000 and rising. The need for additional housing is crucial especially considering that the student population is expected to rise by 5,000 in the next two decades. The project also targets staff at UTSC and the nearby Centenary Hospital.

The 26-storey tower brings 339 suites to the site with prices starting in the low 200,000s. The project features two outdoor amenity spaces; on the second and fifth floors, there will be outdoor terraces that will offer residents spaces to lounge and dine both in the shade and sun, as well as a theatre space for enjoying movies on starry summer nights. And in the winter the space serves as a green roof to insulate the building in an energy efficient way, while lots of interior amenity spaces are available for relaxation, recreation, and entertainment. The project's location also offers residents close access to neighbourhood shopping including retail space at ground level, the vast green space of Morningside Park, and health facilities at Rouge Valley Centenary Hospital.
