The midtown community of Leaside remains one of the most sought-after locales in the city. On the east side of the community, Laird Drive acts as a divide between the neighbourhood's quiet, tree-lined residential streets to the west and the employment-rich commercial and industrial uses which hug the area's rail corridor to the east. Laird has seen a recent boom in retail, with new restaurants, shops and plazas continuing to replace industrial properties, drawing new life to the neighbourhood's eastern edge. While much of the new development in the area has taken the form of retail plaza complexes, Knightstone Capital's The Upper House Condos is soon to add residential density to this growing strip as well.

Designed by Kearns Mancini Architects, the 7-storey, boutique condominium will bring 74 condominium units and seven two-storey townhomes to 25 Malcolm Road, located at the southern terminus of Laird Drive where it meets with Millwood Road. The combination of black and red brick finishes provide a perfect contextual blending point between the industrial and residential forms of architecture, while still differentiating itself from its surroundings with modern design touches.

Residents of the completed development will have access to a wide range of amenities, including a fitness studio equipped with weights, cardio equipment and a stretching area, a residents lounge complete with a full catering kitchen, dining area, fireplace and large screen TV, as well as access to an outdoor patio garden. A rooftop terrace with integrated BBQ and prep area will be connected to an outdoor lounge area complete with a gas fireplace and a dining area. The development will also offer residents with pets a unique amenity; Upper House's dog spa will provide residents with dog grooming and care services, all without ever having to leave their building.
