A new residential development has been proposed for 1327 Queen Street East, located just west of Greenwood Avenue. Developer the Rockport Group are proposing to replace three century-old semi-detached homes which currently stand on site with an 8-storey condominium containing 110 residential units. The proposal includes a mix of 67 1-bedroom, 41 2-bedroom and 14 townhome units, as well as four retail spaces on the ground floor occupying a total 685 square metres. Plans call for a below-grade, two-level parking garage for residents containing 106 parking spaces, plus 113 bicycle spaces located indoors, both at grade and below ground in the parking garage.

The RAW-designed development proposal would include four-storey stacked townhouse dwellings fronting onto Memory Lane on the south side of the site. The mid-rise building and townhouse dwellings will share access, parking, amenities and services.

This proposal is consistent with City and Provincial frameworks supporting growth and intensification in urbanized areas, particularly mid-rise developments located along the city's Avenues. Despite the fact that the Queen Street East corridor in the vicinity of the site is not part of the City’s Mid-Rise Buildings Study, the development's height and massing can be seen as appropriate for the area based on other similarly sized developments which have been approved to the east and west.
