Tucked away north of Queen and west of University, Diamond and Sorbara's No. 210 Residences on Simcoe is bringing a playful shot of colour to a largely monochromatic part of the city. Designed by Page + Steele / IBI Group Architects, No. 210 Simcoe is close to topping out at 25 storeys, soon to bring 298 one-, two- and three-bedroom condo units to an area of the city populated primarily by office buildings.

With the volume of construction Toronto has seen in recent years, developers are often aware of the development potential of abutting properties. The project's south side is rather unique in the way it addresses these future considerations, with an inset central light well lined with balconies, flanked by windowless façades clad in a pixelated pattern utilizing multiple shades of blue spandrel.

Future plans will see the street to the south, Michael Sweet Avenue, moved to the south, setting the stage for a new high-rise development to be built to the property line. While the southern façade is largely windowless, the north façade is entirely windowless. Units and balconies in the building face exclusively to the east and west, where more vital streets — unlikely to be realigned or scrapped — ensure future sightlines for residents.
