Bordered by King Street West to the north, Blue Jays Way to the west and Mercer Street to the south, the King Blue Condominium project, developed by the Easton's Group & Remington Group will replace a large surface parking lot while incorporating a portion of the facade of the heritage-designated Westinghouse Building. Comprised of a 48- and 44-storey tower sitting atop two 7-storey podiums, Page + Steele attempts to reference the scale and material of the historic buiding in the design of the adjoined podium in order to create a more coherent transition to the contemporary towers above. The architects have opted for dark spandrel as cladding for the towers while using white-fritted glass as an accent feature on the balconies. The north and west facades of the six-storey Westinghouse Building will be incorporated into the podium of the development where a glass reveal will serve as a framing detail to contrast the terracotta of the historic stucture with the dark brick of the new. It is also the point where access will be given to a walkway to the central courtyard whose walls will be defined by the lobbies of the residential towers. In order to ensure that the project adds to the vibrancy of street, an abundance of at-grade retail will be included in addition to a pedestrian connection between King Street West and Mercer Street. Although not visible in the rendering below, space on the second floor of the podium fronting onto Mercer will be reserved for the Theatre Museum of Canada.
The top of the podium will feature a 5000 sq. ft. garden in addition to a bar housed near the base of the north tower that will be open to the public.
