An application has been submitted to the Planning and Growth Management Committee seeking a variance to permit a mixed-use development on a 21,000 m2 site designated by the city for employment uses located at 2135 Sheppard Avenue East at Consumers Road. The application — accessible here — lists Turner Fleischer as the architect and Hiltin Hills Development Inc as the developer (although it is believed that Tribute purchased the land) for three high-rise residential towers of 30, 39 and 47 storeys along the southern portion of the site with a three-storey large format retail building spanning the Sheppard Ave and Consumers Road frontage. According to the application, the development will create 1,243 dwellings, 14,619 m2 of retail and commercial space, 1,141 private parking spaces and 338 more allocated for the retail component, a new public road, and a 2,721 m2 public park.
