A new development is currently in the works for 215 St. Clair Avenue West at the corner of Poplar Plains, two blocks west of Avenue Road. Submitted by Madison Homes with designs by Kirkor Architects, the proposal includes some eye-catching architectural drawings that have definitely sparked our interest in this project.
The application proposes to demolish the existing structures on site and erect an 11-storey mixed-use building that will contain 172 units as well as just over 4,000 square feet of retail on the ground floor.
The drawings show an elegant looking building, its most prominent feature being the extensive terracing on the southwest corner that descends from the 8th floor atop the covered driveway. Residents with these terraces and south-facing units will greatly benefit from the site's location — the location is on the edge of the St. Clair Escarpment and will overlook the idyllic and highly-coveted South Hill neighbourhood, with stunning views of the downtown skyline.
It's great to see buildings of higher densities rising along St. Clair, countering the fearmongering we've seen recently regarding the — perceived — failure of the St. Clair streetcar right-of-way's ability to spur development.
