The Berwick and CityTowns at The Berwick by Andrin Homes and The Brown Group of Companies Inc. has been in the works since early 2008, when the developer applied for a permit from the city to demolish the existing 22 rental homes on the site. Designed by Page & Steele Architects, The Berwick is Yonge and Eglinton's latest major residential condo and townhome development; with 205 units in a dramatically-stepped 17-storey condo tower and 20 three-storey townhomes that comprise the CityTowns part of the project. Located at the corner of Duplex Avenue and Berwick Avenue, the site is the southwestern portion of the southwest block of Yonge and Eglinton.

The structures in the above images have now been demolished to make way for construction of The Berwick condo tower and townhomes. UrbanToronto recently took some images of the cleared site.

The finished product appears to be designed to blend in as best it can with the existing two-story postwar homes and bungalows that comprise The Berwick's immediate area. The stepped-back design of the condo tower will not be as imposing as the traditional tower-on-podium condo developments on major arterials such as the nearby Minto Midtown on Yonge Street, the Madison on Eglinton Avenue East, and the recently announced E Condos at the northeast corner of Yonge and Eglinton.

It is, of course, no surprise that we have yet another large development near a major transit node. With the Eglinton-Scarborough Crosstown LRT running under Eglinton Avenue by 2020, the city and province want to make sure that their investments in transit will have a nearby market of transit riders. The difficult balance lies in integrating these necessary new developments and increases in density into existing neighbourhoods with as little disruption as possible.
