Enough of the final touches are now on the Queen & Portland retail and condo complex by RioCan REIT and Tribute Communities that we can now get a good feeling for the positive impact this building will have on its neighbourhood. The Post Modern design by Turner Fleischer Architects brings articulated facades of two-tone brick, horizontally banded windows and splashes of tinted mirrored glass to break up the mass of the building.

Larger than its neighbours, the building features 101,000 square feet of retail on its first three levels, and 90 residential condominium units on its top floors, hidden from view of Queen Street by terraces which step back. Retail tenants include Teaopia, the Bank of Montreal, and Joe Fresh on the ground floor, Loblaws on the second floor, and Winners on the third.

UrbanToronto member YYZer recently photographed the progress on the building's exterior, specifically the south and east sides. The faceted mirrored glass wall on Portland Street looks like it will be quite a memorable addition to the neighbourhood, a local landmark even. Let's take a wide look first, and then zero in on that glass wall. (Click on any image to bring up a slideshow featuring larger versions.)

Here's how Turner Fleischer Architects picture the completed project from the southeast.

We'll continue with a tour of all of the architectural renderings of the complex.

A quick peek inside, and a bit of an odd angle to choose for a rendering actually.

Condo residents and Queen & Portland will have access to a large landscaped terrace above the retail podium.
